What is a Rear Extension?
A rear extension adds new space to the back of your home—often used to create a larger kitchen, dining area, or family room. It increases usable living space and can significantly improve both day-to-day life and property value.
What is Permitted Development (PD)?
Permitted Development is a set of national planning rules that allow homeowners to extend their homes without needing full planning permission, as long as certain limits and conditions are met.
Your proposed 3-metre rear extension falls within the current PD limits (May, 2025) for a terraced or semi-detached house.
What’s the Process?
1. Measured Survey
We begin with a site visit to measure your existing property accurately. This helps us prepare the base drawings for design and compliance.
2. Concept Design
We design your new layout to maximise light, flow, and connection to the garden. We factor in structural needs, roof design, and permitted development rules.
3. Lawful Development Certificate (recommended)
Even though planning permission isn’t required, we recommend applying for a Lawful Development Certificate (LDC) from the council. This confirms that the extension is legal and avoids issues when selling or remortgaging your home.
4. Building Regulations Drawings
Your extension must comply with UK Building Regulations. We prepare detailed technical drawings covering:
- Structure and foundations (subject to Structural Engineer’s appointment).
- Thermal insulation
- Drainage
- Fire safety
- Construction detailing
These are used for approval and by your builder on site.
Do I need Prior Approval?
No. For a 3m extension on a terraced or semi-detached property, prior approval is not required. You only need prior approval if you are extending between 3–6m (or 4–8m for detached homes).
We confirm this formally during our planning review.
What are the limits under PD?
- Max 3m depth (semi-detached or terraced)
- Max 4m height (single-storey)
- Must not cover more than 50% of your garden
- Must be built in line with original (not previously extended) rear wall
- Matching materials must be used
- No raised platforms or balconies permitted
We check all criteria and advise you before submitting anything.
How long does it take?
- Survey to design completion: 1–2 weeks
- LDC decision from Council: 6–8 weeks (if applied)
- Building Regs sign-off: 1–2 weeks
- Construction timeline: Typically 6–10 weeks depending on scope and builder
