Here at Studio Tashkeel Architecture, we like to help maximise the value a client can achieve from their property. So, when a client approached us about designing her double storey house extension, we were happy to provide this service.
The house is situated on Brantingham Road, Manchester and located within easy reach of the amenities of the ever popular suburb of Chorlton.
The client came to STA with the brief to develop a plan to redesign both the rear ground floor and first floor of the traditional 3 bedroom, 1930’s semi-detached dwelling. The site had a generous garden which enabled STA to develop a plan to extend into this space whilst still retaining a large outdoor area for the client.
STA visited the client at home, taking full measurements of the existing footprint of the home. The home consisted of two reception rooms and a galley kitchen on the ground floor, with two double bedrooms, one single bedroom and family bathroom.
From these measurements and detailed communications with the client, our architects were able to produce plans for a two-storey rear and side extension that would give the client the luxury of a large open plan kitchen-diner with doors out into the garden, plus an additional bathroom, whilst retaining a useful separate reception room to the front of the property.
Upstairs, STA utilised the space available by two bedrooms both with juliet balconies and en-suite facilities in addition to the front two existing bedrooms and a family bathroom. STA were also able to create a useful storage room, which is a premium in a family home like this.
After discussions with the client and the planning officer for the area, it was decided that the proposed first floor extension would be amended to avoid overshadowing for the client and the surrounding properties.
STA managed this design change by developing a slightly different first floor layout without losing any of the additional features the original plan had created. This design was then submitted to planning and was successfully approved by Manchester City Council.
Further Planning Application
As with any project we do, Studio Tashkeel puts the client’s satisfaction at the forefront of our work. So when the client returned to us, post planning approval, with a new idea, we were happy to work with them once again to make sure that the client could achieved their dream house extension.
The client had reconsidered the approved plans and had decided that they would like to change the use of ground floor and required a re-design to add a downstairs bedroom. After further discussions Studio Tashkeel were able to re-design the layout for the ground floor, so that an additional en-suite bedroom could be created by extending an annex further into the garden. This additional extension plan reached 6 meters into the garden from the original footprint of the house.
Upstairs the extension was reduced to reflect the addition of the new bedroom downstairs which allowed the roof of the kitchen to be fitted with two Velux windows, flooding light into the proposed kitchen diner.
The layout re-design meant that the dwelling would now become a 5-bedroom home, benefiting from three double bedrooms, one en-suite, a family bathroom and a single bedroom upstairs. The ground floor space was utilised to the client’s requirements, providing a large kitchen which is open plan to a further living / dining space, a separate bedroom with en-suite and doors into the garden plus the separate reception room at the front of the property.
This new design was submitted for planning and once again successfully approved. This process demonstrated that with careful consideration, planning can be obtained for large domestic extensions. Studio Tashkeel carefully considered the extension design and its surroundings in order to achieve a positive result from the planning department and add as much value as possible for the client.
